Water Damage in Your NJ Home: The First 24 Hours
Water damage gets expensive fast, and most of that cost is decided in the first day. Mold can begin colonizing wet drywall and framing within 24 to 48 hours. Here is the sequence that limits the damage.
Hour 0: stop the water and make it safe
- Shut off the main water valve. If the source is a supply line, this alone ends the event.
- Kill power to affected areas at the panel if water is near outlets, appliances, or the panel itself. If reaching the panel means standing in water, call the utility.
- Assume category 3 (contaminated) water if it came from a sewer line, a toilet backflow, or outdoor flooding. Do not wade in it; that job is for a remediation crew with proper PPE.
Hour 1: document everything
Before you move or dry a single thing:
- Photograph and video every affected room, from multiple angles
- Photograph the source (the split pipe, the failed water heater, the appliance hose)
- Keep the failed component — insurers frequently want to see it
- Start a running log of dates, times, and every contractor call
Insurance in New Jersey generally covers sudden and accidental water damage. It generally does not cover gradual seepage, long-term leaks, or surface flooding — the last of which requires separate flood insurance, which matters a great deal in Ocean, Monmouth, Atlantic, Cape May, Bergen and Hudson counties.
Hours 2–24: extract and dry
- Remove standing water with a wet/dry vac or pump
- Pull up soaked carpet and padding; padding is almost never salvageable
- Move furniture out or put foil or blocks under legs to prevent staining
- Run dehumidifiers and air movers continuously
- Open wall cavities where water wicked upward — trapped moisture behind intact drywall is the classic cause of mold discovered six months later
A professional restoration crew uses moisture meters and thermal imaging to find water you cannot see. That is the main reason to call one even for a small event.
Realistic NJ restoration costs
| Scope | Typical NJ cost |
|---|---|
| Small clean-water event (one room) | $1,200 – $3,500 |
| Finished basement, clean water | $3,500 – $9,000 |
| Category 3 / sewage cleanup | $7 – $15 per sq ft |
| Mold remediation | $2,000 – $8,000 |
| Drywall and flooring rebuild | $4,000 – $20,000+ |
Preventing the next one
- Replace washing machine hoses with braided stainless every 5 years
- Replace water heaters at 10–12 years, before they let go
- Install a battery-backup sump pump — NJ noreasters routinely knock out power and pumps at the same time
- Put leak sensors near the water heater, washer, dishwasher, and sump pit
- Grade soil away from the foundation and keep gutters and downspout extensions clear
Choosing a restoration contractor in NJ
Look for IICRC certification, NJ home improvement contractor registration, 24/7 response, direct insurance billing, and written drying logs with daily moisture readings. Be wary of anyone asking you to sign a broad assignment of benefits before you have spoken to your adjuster.
