The NJ Fall Home Maintenance Checklist
New Jersey autumn is short and the transition is abrupt — a 70°F October week can be followed by a hard freeze before Thanksgiving. This is the checklist that prevents most winter emergency calls.
Exterior
- Clean gutters twice — once in mid-October and again after the oaks finally drop in late November. Ice dams start with clogged gutters.
- Extend downspouts at least 4 feet from the foundation.
- Disconnect hoses and drain exterior spigots. The most preventable burst pipe in NJ.
- Inspect the roof for lifted, cracked, or missing shingles, and check flashing at chimneys and valleys.
- Seal driveway and walkway cracks before freeze-thaw widens them.
- Trim limbs overhanging the roof and service lines — NJ noreasters and wet snow bring them down.
- Grade soil away from the foundation and clear window wells.
- Drain and shut down irrigation — a proper blow-out, not just turning it off.
- Store or cover outdoor furniture and drain fountains.
Systems
- Service the furnace or boiler and replace filters. Book in September; HVAC crews are booked solid by the first cold week.
- Test the sump pump by filling the pit. Confirm the check valve holds and the discharge line is clear.
- Confirm battery backup on the sump pump — NJ storms take out power and drainage together.
- Flush the water heater and check the pressure relief valve.
- Insulate pipes in crawl spaces, garages, and attics.
- Test every smoke and CO detector and replace batteries. Heating season is CO season.
- Reverse ceiling fans to clockwise to push warm air down.
Envelope
- Weatherstrip doors and windows — the cheapest energy fix you can make.
- Caulk exterior penetrations where hose bibs, dryer vents, and cable lines pass through.
- Check attic insulation depth. Most older NJ homes are under-insulated; R-49 is the current target for this climate zone.
- Clean the dryer vent. Lint buildup is a fire risk and a real efficiency drag.
Bonus: get lighting done early
If you want holiday lighting, handle it in October. Installing in 25°F wind on an icy roof is worse for everyone, and the good crews are fully booked by early November. Permanent LED systems can be installed any time of year and then simply switched on when the season arrives.
What to leave to a pro
Roof work, gas appliance service, electrical, and anything requiring a ladder above single-story height. NJ emergency rooms see a predictable spike in ladder falls every October and November — it is not worth it.
